What do I need to know when choosing a lender?

In a competitive market like Washington, DC, choosing a good lender can make your offer stand out tremendously against the competition.  There are a few reasons for this: 1) a good local lender can expedite the processing period, allowing you to get to settlement quicker than most big banks, 2) a good lender is like a good real estate agent, they are always easy to reach.

Think about it from a seller's perspective.  A seller (most often) wants to sell their home in the shortest amount of time and with the least amount of hassle.  If the seller is choosing between two offers that are exactly the same except for the choice of the lender, which offer would they accept?  The one with the lender who has a good reputation, will get things done quickly, and knows the local market?  Or the one that takes over 40 days to process the loan and is hard to reach?
